Make sure the contractors priced the same job
Two totals are not comparable when one includes demolition, disposal, preparation and painting while the other lists only installation. Review each estimate line by line against the result you requested.

Look for specific responsibilities
The estimate should state who measures, orders, receives and checks owner-selected items. It should also explain how changes are documented and approved before extra work proceeds.
If a line is unclear, ask for clarification in writing. A detailed answer before construction is more useful than an assumption after the work has started.
Consider communication and evidence
Price matters, but so do realistic scheduling, insurance, WSIB coverage, relevant project evidence and direct communication. Choose a team whose written scope and working process you understand.
